USEFUL INFORMATION
We have complied the following in response to questions we have been asked by students over the last 16 years, we hope you find it useful.
Meters:
Read your meters as soon as you move into your new property also if applicable the property you are vacating.
Some landlords or agents will notify the suppliers others may not. If the account is in your name you are legally responsible
therefore it is in your best interests to ensure the suppliers have the correct readings as soon as possible.
Utility Suppliers:
Ask the agent or landlord if you are permitted to change to a cheaper supplier.
Mail:
Redirect your post via the Royal Mail website - www.royalmail.co.uk
Contents Insurance:
The landlord is responsible for ensuring the building & their contents. You are responsible for insuring your personal belongings.
Some household insurance policies cover students possessions while away at University, check with your parents before taking out
individual personal possessions insurance.
Rental Payments:
Set up a standing order from your bank to ensure your rent is paid by the due date either to the agent or directly to the landlord.
Cleaning:
Lack of cleaning is the one of the biggest reason for deposit retentions. If you are moving from an existing student property allow more time than you
anticipate to clear out your possessions & to clean. Alternatively employ a cleaning company to conduct a professional clean,
on average they charge £20per hour, thus avoiding possible disputes regarding the level of cleaning.
Lack of Ventilation:
Mildew is preventable but it is still the other biggest reason for deposit retention. Drying clothes inside & lack of ventilation can lead to mildew which is not only bad for your health but causes damage to the property. At the first sight of mildew increase the ventilation & clean off the mildew with the appropriate product (check with your landlords for advice). If you fail to treat the mildew it will get worse, damaging paintwork, plaster, silicone etc Apart from opening windows ensure you use bathroom fans fitted & if the landlord has supplied a dehumidifier we advise using it.
Inventory:
Whether moving in or out it is advisable to check the inventory ensuring everything is accounted for & in the condition stated on the inventory.
It is always advisable to take photographs if there is any discrepancy.
